In Brazil, only realtors are authorized to participate in real estate transactions. The profession has been recognized and regulated by national legislation since de 1960s. Only the real estate owner and the realtor can do business in this segment, within Brazilian territory. Any deviation from this should be denounced to the police and to the Cofeci-Crecis system (a group of institutions that regulates and monitors the realtor profession in the country).
In order to become a realtor, one must study and specific training, as well as a license given by the federal government, before he or she can start working in this area. The official realtor professional ID card is called Creci. Clients must request to see this card whenever dealing with someone claiming to be an intermediary in real estate transactions. Even better, the investor should verify the ID number in the Cofeci-Creci System, present in all Brazilian states. It is a free service.
Aside from the responsibility of showing real state to the interested parties, the realtor and the real estate agency must be qualified to understand the needs of the client, evaluate market possibilities, provide clarifications about business security risks, have all necessary information handy for the interested parties and follow-up on the negotiation until it is completed – this includes the purchase, registration and sale at a real estate notary.
Remember: realtors and real estate agencies are the only institutions authorized by law to work with purchasing, selling or renting houses, apartments, commercial buildings or terrains. Choose an adequate professional and strike an excellent deal.
PURCHASE, SALE BROKERAGE AND INTERMEDIATION FEES FOR REAL ESTATE BROKERS
The payment of brokerage fees is the liability of the person selling the property.
- Urban real estate: between 5% and 10% of the property total value
- Rural real estate: between 5% and 10%
- Sundry real estate services (development and construction in progress): between 4% and 8%
