Foreigners can purchase real estate in Brazil even without holding Brazilian nationality or a permanent address in the country, as long as he or she has the following:
1 – Official Brazilian identification papers. A passport with a valid visa is accepted.
2 – A Natural Persons Registry Number (CPF) – issued by the Treasury Department, this document is mandatory for acquiring real estate. The procedure to obtain is simple: the document may be requested in any of several Internal Revenue Service offices distributed throughout the country, and in Brazilian consulates abroad, or even via internet, at the IRS website (www.receita.fazenda.gov.br). If the buyer is married, he or she will also need to supply the spouse´s CPF. The CPF is also required when purchasing vehicles, opening bank accounts, and investing in the financial and capital markets. If the foreign citizen does not hold a visa stating residence in Brazil, the CPF will be restricted to real estate transactions.
3 – Proof of registration in good standing at the IRS, which can be obtained at the Brazilian IRS website, after a CPF has been obtained.
Permanent visa
A permanent Brazilian visa can be requested by any foreign citizen making a legitimate investment of US$ 50,000 or more in the country or who is heading projects generating at least 10 jobs in a minimum period of five years (even if the amount invested is lower than US$ 50,000). This investment can be directed at an existing Brazilian company or at a new one. The money invested may be used for acquiring real estate or goods for the company.
Permanent Brazilian visa can also be requested by foreigners who:
- Have moved to Brazil to work as company managers, administrators or directors (it will be necessary to show a history of previous work and the basic documents needed for creating a company, such as social contract and a CNPJ card)
- Are working as researchers or high-level specialists (it will be necessary to show proof of academic background, as well the salary)
- Have retired in their countries of origin, are over 50 years old, and make monthly transfers to Brazil at least US$ 2000.
- Are married to Brazilian citizens;
- Have at least one underage Brazilian child.
